Yeah the mansion is livable but not very practical. The bathrooms and showers are far away from the living area and the master bedroom in general. Certain areas like the ballroom and dining room lack windows. Carrying food from the kitchen to the tea room would be a nightmare and there is a useless room with no practical entrance.

@Random Human That makes sense. King Boo had it in for Luigi since the first game, so making a greater hotel with something nobody would be suspicious of was important. Once the spell on the ghosts was broken, there was the need for goodwill. But get all the gems for collections, and you improve greatly. Same for those ghosts with them own collection requirements. The more G you had, the better The Last Resort 2.0 was, with Rank A even better.
@Theodore Hsu i think the mansion disappeared because it was created by King Boo and the other Boos, and capturing King Boo and collecting his crown is what made the mansion disappear. though i'm not sure what happened to the other locations in Dark Moon, but at the beginning of the game, Professor E. Gadd said that the Gloomy Manor is actually his house that got taken over by the ghosts while doing research, but in Luigi's Mansion 3, i'm pretty sure that the A rank hotel they build over the Last Resort is actually wider and therefore bigger (depends on your rank at the end of the game on if the hotel is bigger or smaller than the Last Resort)
@Random Human Not sure if the other mansions in the earlier games were demolished like the Last Resort was, or if making the ghosts homeless thanks to King Boo's nasty plans gave Luigi some guilt. If 70,000 G was entirely for a hotel about the same size as before with the same supplies and store merchandise, that's 350 million gold from the first game. So 5000 gold is same as 1 G (a 5,000 gold unit better for big expenses like construction).

YMangaka There's something you forgot to consider: Luigi DOES go on his own adventure in the Paper Mario series. In Paper Mario TTYD, he goes on a solo adventure to save the Waffle Kingdom, an adventure that we never get to see. For all we know, he could have made BANK during that little excursion. The truth is that we will never know for sure just how much Luigi is worth, for the simple reason that we DON'T see much of him in many of the games. How do we know that he doesn't go treasure hunting himself in his spare time while his bro is off saving Peach? See, you can argue the point all you want, but the fact remains that during almost all of the Mario games, we KNOW what Mario is up to and how much money he is making. Luigi, on the other hand, will always be a mystery.

The hype for the remake of Luigi's Mansion for 3DS lead me to rewatch this video, and I am still fascinated by this video. From a scary close approximation of Luigi's height to the monetary value of the mansion just gets me more hyped up for the remake. So hats off to you, MatPat, for an amazingly beautiful theory!

Luigi now owns a huge mansion and a gigantic hotel, well, the A rank versions anyways, which is why i didn't beat Luigi's Mansion 3 yet, because i want to farm as much money as possible and collect all the gems in the game

Well technically the portrait ghosts didn’t die inside, from what I see from E. Gadd’s dialogue he brought the portrait shots from all over the world, and then King Boo freed them all and made the Mansion.

Well technically the portrait ghosts didn’t die inside, from what I see from E. Gadd’s dialogue he brought the portrait shots from all over the world, and then King Boo freed them all and made the Mansion.
