Have you visited the Adamson House on Highway One? It is in a state park and is of historical significance because of the tile. There was an amazing tile factory in Malibu, Served by its own little rail way before they were even roads in Malibu. The bathrooms have been restored and they are just yummy. They look a lot like yours but in pristine condition. Perhaps you can get information on your restoration from the enthusiasts that are associated with it.

Agreed. Don't pull out that tile. Please figure out a way to work with it. That pink and green bathroom is TDF. I can see that all the tile is mismatched but there are definitely sources for the tile colors and style that you need, especially out in LA where this kind of architecture was very popular. I actually HATE the renovated kitchen and bath in the upper unit. Please don't do that! It looks like tacky fake castle for a mcmansion in the suburbs. To think they pulled out art deco tile to do that. SMH.
Gorgeous! A friend of mine who bought a 1920s Spanish house in LA had the same issue as you about the bathroom but did some research and found a company that does reproductions of 1920s Spanish home tiles. She was able to both restore and renovate her bathroom at the same time, and it’s gorgeous! Perhaps you could do the same?
I was going to suggest finding someone to restore that tile. I’m not in LA but I know there are so many homes with that special custom tile that there has got to be someone out there who restores those amazing tile work. They are works of art and you can’t get work like that any more.
I was just about to comment that there are a couple (at least) superb tile artisans in the L.A. area/Socal. They would be able to make these spaces SHINE! I hope he can live with all of the tile work, even the kitchen. It's only original once!
Gorgeous home! For the backyard: I'd remove as much of the concrete as possible (if not all, because it's in a really sad state tbh), maybe pool in the future, who knows 😉 But definitely look into what kinds of plant do well in LA climate - find a suitable ground cover that is not classic lawn (not good for the bees and uses tons of water). I'd use as little of the space for parking as humanly possible and do a visual divide between that and the rest of the space.

As far as the 1920 bathrooms, you can have custom tiles made to match the original tiles! Please save the bathrooms if you restore the original features you could save the historical value of this gorgeous home you now own and show what a fabulous designer you truely are by restoring a loving historical home honoring the past that we are losing so insanely trashed into obviousness to the new garbage heaps of crap! I ❤️ your style, the videos are stunning 😍 !

I love how you embrace the bones and uniqueness of this home. The quality of craftmenship in these old beauties are not seen in newer homes. Seeing a young adult embrace it's uniqueness while modernizing and keeping its integrity is appreciated.
It's a darling home. I love the courtyard with a fountain. You can find lots of plants and pots at yard sales in CA,to fill the courtyard and balconies with plants. I absolutely love all the light fixtures. They are so unique and interesting. You're going to have so much fun decorating. Congrats on being a homeowner!

For the “bounce” of the red from the neighboring house, you can add a blue light filter film on you windows. It’s just like the film you put on car windows to tint them but it will be a UV filter and you can get it with a light blue tint. You won’t really notice the color difference when you you through them,but it will strongly cut the red/orange of the house next door. Plus it will keep your furniture, wall paint, art, etc. from fading and UV damage. Oh, and it’s a cheap diy project.
if it's a blue light filter, it will make things more warm-toned though? a blue light filter is typically slightly yellow because it's the complementary colour. yes to a blue-tinted (and UV-filtering( film however because that will have the opposite effect I suppose 🤗
I was going to suggest the film as well. I use a 35% gey tint, which it does not even look or "feel" different as you can still see outside, yet! helps considerably with cutting down the sun rays & heat.
Love the space! If you decide to modernise the pink bathroom you could absolutely save some of the old tiles and create some kind of art piece for the new space as a nice call back!

For the backyard: plant a tree! That way, you can see how long you already live in the space if you see the tree grow :) Also think about hiring a garden architect and ripping out some of the concrete. There's so much potential for a green heaven with lots of nature for insects and small animals!
@b atterbury There is ways to design food forests in the jordan desert, where there is almost no rain. (go see "greening the desert" by Geoff Lawton for more info) I am sure if you dig a little into food forest design you can turn that backyard into a heaven without using that much water.
What about an above the ground jacuzzi oasis with side wet bar small outdoor dining/ kitchen area for outdoor entertainment. Trees and plants for backdrop or vining plants with pergola or arbor look. Best of both worlds small corner for entertainment and ample privacy parking spaces.
@b atterbury it doesn't have to be a lawn since those are awful for the environment. Just a few garden beds or a tiny rock garden for more greenery instead of concrete.

BATHROOMs: get a professional to carefully remove the pink tiles in the guest bath, then go as modern as you want in there. they are probably the same color as the main bath, replace the broken and yellow tiles and embrace the pink! You can put a shower head and glass folding wall to make the main bathroom more useable without changing the charm of the existing 20s bathroom. KITCHEN keep the patterned pencil trim and swap the yellow for marble or granite. I think the floor is original linoleum and can be brought back to life, it really feels original. There is a place in LA that has restoration/ reclaimed tiles so you can check there too.
Yes! I was thinking the same. If he could try to save as many of them as possible and maybe do an accent wall in one of the bathroom with them. I think it would look great!

Hi. I had a similar problem with one of my bathrooms. I found a guy who could remove the tiles without breaking them, so we took them from an entire wall that was just painted later, and we used the removed tiles to place them we're needed. You could try something like that in the pink bathroom to replace those dark pink ones that do not match the rest. Congratulations on your fantastic new home!

That living room is epic. So glad you are keeping most of the light fixtures etc ..that authenticity is amazing. Interesting the updates are so shoddy compared to the original.
I have two suggestions. First, for the bounce back "red room", what about painting it a shade of green? According to color theory, green is opposite red, so it would absorb the light instead of reflect ("bounce") the light from your neighbor's house and green is always a fun color to play with. Second, what about sanding down and refinishing the beams downstairs to match the original beams? You could probably create a stencil or something for the beautiful artwork on the dark beams. That way, the house would match itself again. 😊 Just a thought.

For the second bathroom in the bottom unit since it seems like you'll have to do a full renovation - You should salvage the good tile and see if it matches the first bathroom & maybe you can repair the cracks & broken tile in there so you can keep the first bathroom original tile but fix the imperfections! ** WHAT A BLESSING! Maybe it’s because I’m bored of my space but I’m definitely going to remake my room into an herbalist, apothecary, garden like room worthy of a Hufflepuff. I live in a very wealthy country in Europe, and I'm surprised to see this house described as NOT a mansion! Because the house is huge, WAY bigger than houses in my country even though we are richer than average Americans by quite a lot 😂 I always wonder why Americans waste so much area on oversized houses. That being said, his house is gorgeous and has so much more soul than more modern homes!
The house is stunning, so much potential and room for you to experiment and show your true inner artist. It’s so exciting! I think if you paint the walls in those two rooms that the red house is reflecting into, paint them a blue or teal because blue would be the opposite of red so if you stick with that color story it should cancel that out in theory. @Tilly I agree about the cracked tile, it means that house was lived in and it has history. Just because it’s cracked doesn’t means it’s broken. Even the mismatched tile just means more history about the people that loved the house and wanted to keep it tru to the era.

Wow, congratulations! One of the first things I did in my 1935 Spanish Revival apartment building was replace all of the plastic light switches with push button light switches from 'house of antique hardware' (some in unfinished brass, some in white). It really makes a difference having those original (or close to original) touches where you can. And I love that you're embracing the more segmented living spaces (as opposed to open concept). It makes for a really cool vibe, and it's also much less obvious when you haven't picked up in a certain area of the house ;). Also obsessed with some of the light fixtures! I have been watching a series on Amazon called "Restored" that follows a fellow named Brett Waterman around California while he restores old homes. He has done many in the Spanish Revival style and shows how to look for clues within the home to discover its history. The doorway you want to cut in the entry on the second floor may have been there originally. He has also worked on many kitchens and bathrooms like yours. Very inspiring. I love Spanish style homes! Thank you for that great tour. I would encourage you to grow edibles in your backyard along with ornamental plants. That way you’ll stay more true to form in having home grown organic food within reach just like the old style villas. The courtyard is so beautiful! This home has the most amazing character. New homes lack this. This was when quality was what mattered. Those fixtures wow. Tiles of that age would have lost their grip by now on some of the mortar. I’m excited to see what you bring to this while maintaining the integrity of the home.

I know your impulse is to design, to create, to change - but so much of that house is perfect as is, I'm almost afraid to watch what might happen. Congrats on an exquisite acquisition! For backyard, def make some dirt space for plants, but a plunge pool and jacuzzi would be divine. If you don't want dirt and plants, then a gazebo that plants in pots could cover - also giving you privacy from the neighbors' upstairs windows - the jacuzzi could go in there and you could get nekkid!

Yes. And as the lower unit will be "only" the working space I would keep the green and yellow tiles in the downstairs kitchen and not put some marble instead of the yellow tiles.

For the orange red bounce back light, go for green blue to nuetralize the glow. A color wheel is a handy and cheap little tool to use. Congratulations on your own home. Imma looking forward to the adventure. 🙏❤️
For the room that gets the red reflect from your neighbors home you should paint with a green tone to neutralize the red reflections since it is opposite on the color wheel. You can use a actual green paint or if you want a neutral look, white with a green undertone.
So beautiful! Based on general color theory I believe you can cancel out the orange reflection by painting it the opposite color on the color wheel. To cancel orange, paint it blue (or blue undertone), to cancel red, paint the room with green (or green undertone). It could even just be a subtle tone that would make a huge difference!
Is it possible to change the glass in the windows so when the light comes in the color has already been cancelled out? Then you might be able to not be as restricted in your interior color palette.

Idea for your backyard space: put in raised plant beds for flowers or veggies & plant some fruit trees. This will combine the practical & the asthetic. In any case, congrats on the house

It really is! I was planning to purchase more of a fixer upper but a couple that I toured I wasn’t able to get a loan on as they were too much in a state of needing fixed. This one I decided to offer extremely low and I happened to get the home really close to my offer!
You should first and foremost plant a lot of trees and greenery so it has time to grow! It’ll take time for it to reach the second story windows but if you’re planning on staying there for a while it would totally be worth it (:
For the backyard you should definitely build a large tall wall and render then paint white along with the house. You could also build in a fireplace area as a lot of Spanish homes have them. I’d mirror the round raised planters from the front and obviously a beautiful pool with Spanish tiles. Large terracotta pots with tall Italian cypresses would look beautiful along the back wall for a shield of privacy. Then of course lots of wrought iron furniture with mosaic tables and planted pots. If you don’t want to take up all the concrete I’d say cover over with terracotta tiles and just take up the parts were you’d wanna add ground plants. For example symmetrical box topiary around a large olive tree or something :)

I'm not a designer but to me the pink bathroom has an art deco feel. I think you can modernize it with a spa shower and still keep that art deco vibe.

As far as the 1920 bathrooms, you can have custom tiles made to match the original tiles! Please save the bathrooms if you restore the original features you could save the historical value of this gorgeous home you now own and show what a fabulous designer you truely are by restoring a loving historical home honoring the past that we are losing so insanely trashed into obviousness to the new garbage heaps of crap!

It's a darling home. I love the courtyard with a fountain. You can find lots of plants and pots at yard sales in CA,to fill the courtyard and balconies with plants. I absolutely love all the light fixtures. They are so unique and interesting. You're going to have so much fun decorating. Congrats on being a homeowner!

Regarding the backyard, please, please do some green, plants, trees… this all white area in LA must be soooo hot + sun reflecting in the house, it’s giving me sweat haha, having nature back there will help naturally cool off the house a bit (less AC, better for your electric bill and the planet, we love)

For the “bounce” of the red from the neighboring house, you can add a blue light filter film on you windows. It’s just like the film you put on car windows to tint them but it will be a UV filter and you can get it with a light blue tint. You won’t really notice the color difference when you you through them,but it will strongly cut the red/orange of the house next door. Plus it will keep your furniture, wall paint, art, etc. from fading and UV damage. Oh, and it’s a cheap diy project.

if it's a blue light filter, it will make things more warm-toned though? a blue light filter is typically slightly yellow because it's the complementary colour. yes to a blue-tinted (and UV-filtering( film however because that will have the opposite effect I suppose 🤗
I was going to suggest the film as well. I use a 35% gey tint, which it does not even look or "feel" different as you can still see outside, yet! helps considerably with cutting down the sun rays & heat.

For the backyard: plant a tree! That way, you can see how long you already live in the space if you see the tree grow :)
Also think about hiring a garden architect and ripping out some of the concrete. There's so much potential for a green heaven with lots of nature for insects and small animals!
@b atterbury There is ways to design food forests in the jordan desert, where there is almost no rain. (go see "greening the desert" by Geoff Lawton for more info)
I am sure if you dig a little into food forest design you can turn that backyard into a heaven without using that much water.
What about an above the ground jacuzzi oasis with side wet bar small outdoor dining/ kitchen area for outdoor entertainment. Trees and plants for backdrop or vining plants with pergola or arbor look. Best of both worlds small corner for entertainment and ample privacy parking spaces.
@b atterbury it doesn't have to be a lawn since those are awful for the environment. Just a few garden beds or a tiny rock garden for more greenery instead of concrete.

BATHROOMs: get a professional to carefully remove the pink tiles in the guest bath, then go as modern as you want in there. they are probably the same color as the main bath, replace the broken and yellow tiles and embrace the pink! You can put a shower head and glass folding wall to make the main bathroom more useable without changing the charm of the existing 20s bathroom. KITCHEN keep the patterned pencil trim and swap the yellow for marble or granite. I think the floor is original linoleum and can be brought back to life, it really feels original. There is a place in LA that has restoration/ reclaimed tiles so you can check there too.

Hi. I had a similar problem with one of my bathrooms. I found a guy who could remove the tiles without breaking them, so we took them from an entire wall that was just painted later, and we used the removed tiles to place them we're needed. You could try something like that in the pink bathroom to replace those dark pink ones that do not match the rest.

That living room is epic. So glad you are keeping most of the light fixtures etc ..that authenticity is amazing. Interesting the updates are so shoddy compared to the original.
I have two suggestions. First, for the bounce back "red room", what about painting it a shade of green? According to color theory, green is opposite red, so it would absorb the light instead of reflect ("bounce") the light from your neighbor's house and green is always a fun color to play with.
Second, what about sanding down and refinishing the beams downstairs to match the original beams? You could probably create a stencil or something for the beautiful artwork on the dark beams. That way, the house would match itself again. 😊 Just a thought.

For the second bathroom in the bottom unit since it seems like you'll have to do a full renovation - You should salvage the good tile and see if it matches the first bathroom & maybe you can repair the cracks & broken tile in there so you can keep the first bathroom original tile but fix the imperfections!

That weird light at 7:09 freaking love it, it could be perfect to make a cottage style or even fantasy magical like room. Maybe it’s because I’m bored of my space but I’m definitely going to remake my room into an herbalist, apothecary, garden like room worthy of a Hufflepuff.
I don’t want dark and scary I want whimsical and bright filled with dry flowers, books, and comfy bed for reading.

I live in a very wealthy country in Europe, and I'm surprised to see this house described as NOT a mansion! Because the house is huge, WAY bigger than houses in my country even though we are richer than average Americans by quite a lot 😂 I always wonder why Americans waste so much area on oversized houses. That being said, his house is gorgeous and has so much more soul than more modern homes!

I think if you paint the walls in those two rooms that the red house is reflecting into, paint them a blue or teal because blue would be the opposite of red so if you stick with that color story it should cancel that out in theory. Congratulations and may your home be as heartfelt as you are.ff

@Tilly I agree about the cracked tile, it means that house was lived in and it has history. Just because it’s cracked doesn’t means it’s broken. Even the mismatched tile just means more history about the people that loved the house and wanted to keep it tru to the era.

This house is LOADED with charm and personality! Whatever you end up doing, PLEASE don't get rid of the arched medicine cabinets or the original doors. I'm sure you'd be sad to see the original windows that were replaced.. LOVE this home and so happy for you!
Wow, congratulations! One of the first things I did in my 1935 Spanish Revival apartment building was replace all of the plastic light switches with push button light switches from 'house of antique hardware' (some in unfinished brass, some in white). It really makes a difference having those original (or close to original) touches where you can.
And I love that you're embracing the more segmented living spaces (as opposed to open concept). It makes for a really cool vibe, and it's also much less obvious when you haven't picked up in a certain area of the house ;). Also obsessed with some of the light fixtures!

I have been watching a series on Amazon called "Restored" that follows a fellow named Brett Waterman around California while he restores old homes. He has done many in the Spanish Revival style and shows how to look for clues within the home to discover its history. The doorway you want to cut in the entry on the second floor may have been there originally. He has also worked on many kitchens and bathrooms like yours. Very inspiring. I love Spanish style homes! Thank you for that great tour. I would encourage you to grow edibles in your backyard along with ornamental plants. That way you’ll stay more true to form in having home grown organic food within reach just like the old style villas. The courtyard is so beautiful! So many wonderful outdoor fiestas can happen there too. Bravo!!

This home has the most amazing character. New homes lack this. This was when quality was what mattered. Those fixtures wow. Tiles of that age would have lost their grip by now on some of the mortar. I’m excited to see what you bring to this while maintaining the integrity of the home.

I know your impulse is to design, to create, to change - but so much of that house is perfect as is, I'm almost afraid to watch what might happen. Congrats on an exquisite acquisition! For backyard, def make some dirt space for plants, but a plunge pool and jacuzzi would be divine. If you don't want dirt and plants, then a gazebo that plants in pots could cover - also giving you privacy from the neighbors' upstairs windows - the jacuzzi could go in there and you could get nekkid!

Yes. And as the lower unit will be "only" the working space I would keep the green and yellow tiles in the downstairs kitchen and not put some marble instead of the yellow tiles.

For the orange red bounce back light, go for green blue to nuetralize the glow. A color wheel is a handy and cheap little tool to use. Congratulations on your own home. Imma looking forward to the adventure. 🙏❤️
For the room that gets the red reflect from your neighbors home you should paint with a green tone to neutralize the red reflections since it is opposite on the color wheel. You can use a actual green paint or if you want a neutral look, white with a green undertone.
So beautiful! Based on general color theory I believe you can cancel out the orange reflection by painting it the opposite color on the color wheel. To cancel orange, paint it blue (or blue undertone), to cancel red, paint the room with green (or green undertone). It could even just be a subtle tone that would make a huge difference!
Is it possible to change the glass in the windows so when the light comes in the color has already been cancelled out? Then you might be able to not be as restricted in your interior color palette.

I'm wondering if there is a special film he can put on the windows that will cancel the reflection. If he wants to keep the paint the way it is?
Or just put some slightly blue tinted foil on the window glass for now. It should block out the orange, too and is much cheaper for a quick solution.

Idea for your backyard space: put in raised plant beds for flowers or veggies & plant some fruit trees. This will combine the practical & the asthetic. In any case, congrats on the house

It really is! I was planning to purchase more of a fixer upper but a couple that I toured I wasn’t able to get a loan on as they were too much in a state of needing fixed. This one I decided to offer extremely low and I happened to get the home really close to my offer!
You should first and foremost plant a lot of trees and greenery so it has time to grow! It’ll take time for it to reach the second story windows but if you’re planning on staying there for a while it would totally be worth it (:
For the backyard you should definitely build a large tall wall and render then paint white along with the house. You could also build in a fireplace area as a lot of Spanish homes have them. I’d mirror the round raised planters from the front and obviously a beautiful pool with Spanish tiles. Large terracotta pots with tall Italian cypresses would look beautiful along the back wall for a shield of privacy. Then of course lots of wrought iron furniture with mosaic tables and planted pots. If you don’t want to take up all the concrete I’d say cover over with terracotta tiles and just take up the parts were you’d wanna add ground plants. For example symmetrical box topiary around a large olive tree or something :)
For the outdoor area a bonfire and chairs moment would be really cute and fun!
